We offer two main services to keep things simple and straight forward. These are;
Fully Managed
This service is for landlords who would like Palmer Collins to look after and oversee the day-to-day running and management of their property.
- Provide a rental assessment of your property taking into account current market conditions.
- Marketing of your property.
- Accompanied viewings
- Thorough referencing of prospective tenants through a specialist independent referencing agency.
- Inventory / Condition Report (additional fee required – see Setup / Inventory/ Condition Report charges)
- Issuing of tenancy agreement
- Overseeing tenants moving in to the property
- Arranging utilities to be changed in to tenants name
- Dealing with all enquiries from tenants and arranging repairs & maintenance if and when required.
- Rent collection
- Holding of deposit by the tenancy deposit scheme
- Informing you of any rent arrears
- Regular management visits/inspections
- Serving notice if required
- Monies forwarded with statement
- Overseeing tenants moving out of the property
Tenant Find Only
This service is for landlords who have the time and knowledge to manage their own property and are available on a day-to-day basis to look after it, but would like Palmer Collins to find them suitable tenants, arrange the referencing and contract documentation.

- Inventory / condition report (additional fee required – see Setup / Inventory/ Condition Report charges)
- Issuing of tenancy agreement
- Collection of deposit and first months rent
- Arranging of utilities to be transferred into tenants name
- Balance of monies forwarded to landlord with statement.
